We prepared a design bid for Crest Nicholson who wished to acquire an English Partnerships site at Tattenhoe Park, Milton Keynes. The brief asked for 30% of the new homes to meet Flexible Extendable Housing criteria- Code 4 of Code for Sustainable Homes, all EP space standards and Lifetime Homes criteria. The urban design code required a pepper potted mix of house types and tenures, and for homes on the High Street to provide sufficiently high ground floors to allow future conversion into office or shops at a future date. Our team prepared the final urban design layout and offered 12 different house types and 3 apartment blocks which could meet the demanding brief. We designed built-in and fully coordinated roof extensions arguing that these were an important strategy for meeting FEH standards for increasing a house’s floor area without increasing the footprint and over-developing the back gardens which are inevitably smaller at higher densities.
